We have completed a number of subdivisions throughout Auckland. some of our clients wished to reflect on the process.

A while ago my brother and I needed to organise for our Dad to go into a retirement village and pay the right to occupy fee.  We also wanted to keep the family home in Pakuranga but couldn't afford to do both. Both of us live overseas and couldn't get a low interest loan against the existing property.

To get around the problem we decided to subdivide and sell part of the quarter acre section using a third party higher interest loan to finance the job.  Michael Fitzgerald from We Subdivide managed the work needed so that we could sell a new 400 square metre section on a separate title.  There were surveys, drainage works, a new driveway needed, demolition of the old asbestos garage then connection of utilities as well as all of the paperwork, consents and inspections needed with the council.  

My brother and I continued to visit Dad when we could but all the work carried on whether we were in the country or not.  The process is now complete and the section has been sold through an estate agency that Michael put us in touch with.  The loan is paid back and the $300k profit means that Dad can afford to live past 100 if he wants!

Neither my brother or I know anything about property subdivision and without moving back to NZ and learning all the rules I don't see how we could have gotten this done without We Subdivide running the project for us.  It's a great relief to know that Dad has plenty to pay for his later years and that we still have the home that he built 52 years ago.

I was recommended Keith Aldous’ services a few years ago when considering subdividing our family home.   However, I was also dealing with another complex property matter. I’d received input from a number of industry professionals, and had almost, reluctantly, accepted a negative outcome.

From the outset Keith talked about property differently.   On our “straight-forward” project he noticed things no-one else had.  I decided to run our sticky dilemma, one last time, past Keith. It still amuses me to this day, how swiftly Keith saw an entirely different scenario, and how naturally ideas came to him.   Needless to say the “straight-forward” project was abandoned and we launched into dealing with the “albatross job.”  The solution Keith offered was something no-one else had foreseen and provided a positive solution to an otherwise seemingly dead-end road.

Keith lives and breathes property.  His enthusiasm is infectious and he’s clearly eager to see his clients benefit from his skills.    Whether he’s advising large development companies on grand-scale complex projects, or assisting Mums and Dads pop a minor dwelling where the washing line once stood, Keith will work on a project as though its his own.

I’ve since referred other people to Keith and again enjoyed seeing positive outcomes through out-of-the box thinking.  There is no doubt in my mind that Keith will maximise the full potential of any project he’s involved in.

Its very hard to put one title on Keith because I believe even “Land Development Specialist” may still be too restrictive.  If you are considering making any decision in property, or maximising your financial future, talk to Keith.  He is an all-things-property-powerhouse.

The subdivision of my existing property in Papatoetoe has been a challenge, the process is very convoluted but you nailed cost to budget. Contracting We Subdivide was a key decision and I’m glad I did, Michael has been extremely helpful & efficient to work too with so thank you both.

Certainly having the the subdivision process managed by We Subdivide was a good decision. There are a lot of potential pitfalls and I imagine you have to pick up the pieces for a lot of subdividing DIYers. We Subdivide arranged and supervised the 2 lot subdivision of a property in Torbay. The contract also included asbestos removal and demolition of the existing old dwelling. The subdivision process was straight forward and was integrated with the new house build, saving time and money. The subdivision process is best left to the experts and Keith & Michael are definitely experts. Highly Recommended.

Despite hurdles from council, and Covid thrown in the mix, they kept the project moving in a timely and cost-effective manner, with excellent communication throughout. The businesses they engaged to perform engineering, survey and physical work on site were all similarly great. I couldn't recommend We Subdivide more to manage your project.
