Medium Density Residential Standards
The Auckland Unitary Plan is simply the new rules for land development in urban zones throughout the Auckland region.
In order to encourage growth in New Zealand’s main centres the government has introduced the Medium Density Residential Standards (MDRS) essentially meaning the development rules around subdivision have been revised. The aim is to allow for easier intensification of development in the main centres across New Zealand.
In order to figure out what your options are you will need to check on your property's zone in the Auckland Unitary Plan (MDRS).
How to check your zoning.

On the left hand side you can click on the legend (three horizontal lines) so you can check what revised zone your property is in, for example Residential - Mixed Housing Urban Zone (Modified).
